For the last four years, we have been fortunate to continue to have ‘uneventful’ conditions. Of course, Covid happened but our location turned out to be a positive for a number of Owners to spend more time here in the clear air with not many people around. We see both Wildhorse and the overall area of Prospect increasing in value with a number of new builds and growth pressures related to more people wanting to be and own in our area.
Specific improvements include:
The elimination of short-term rentals has gone smoothly and had no issues. Seeing people here and knowing that they are ‘family and friends’ of Owners has been received as a very positive decision.
There have been two new build homes that are about to be completed which brings the total of Wildhorse homes to (36). We anticipate no new building in the near future.
We’ve continued to improve the controls and maintenance of our irrigation system thanks to Toad Property Management and some further investments in the system which has been described as ‘similar to a small community golf course. This in turn has improved our landscaping efforts at our entranceway to keep our places looking wild but good.
We’ve had a few snow years that put us over budget on snow removal. Our long term ally and provider Josh Jackson and his truly hard-working crew have been working closely with us to manage the snow load more carefully. It is far more complex than meets the eye given our location and the varying ways the weather hits us here. We’re fortunate now to keep Josh’s machine on-site for great service when it’s needed.
In general, Toad has improved its reporting abilities to help our Board more easily to manage our budget. With this has come an annual increase in fees but it has been deemed reasonable for the value we’re receiving.
2024 is in the midst of a transition to a new internet provider for more reliable and greater bandwidth internet to all our homes. We are very optimistic that our new provider – more locally focused – will give us significantly better services and response times.
We have a new website service along with better organized and accessible Owner orientation materials.
We continue to value community events that bring Owners together around our annual HOA meetings including our annual catered BBQ. The fact that we largely know our neighbors continues to be an asset in the climate felt here. this alone makes Wildhorse a great place to live full time along with our second homeowners.
Overall, the Board has remained connected and effective with good chemistry among us, remaining dedicated to “preserving and enhancing our property values, considering individual interests while serving the common good.”
